The Association is seeking to procure our communal decoration programme 2021 – 2024 (with potential to extend by two x 1 years to 2026).

The key objective of this project is to successfully deliver Langstane’s annual internal and external communal decoration programme in a way that ensures good quality workmanship and high levels of tenant satisfaction and also ensures a high level of health and safety, particularly where working at height is involved.

A full specification for the decoration works will be issued at the ITT stage but in summary it will typically require:

-Internal communal decoration (not within tenants homes) – preparation and redecoration of surfaces which may include walls, ceilings, woodwork, blockwork / masonry, flat entrance doors and internal pass doors, service duct panels, stair handrails and balustrades, internal communal window frames

  • External decoration – preparation and redecoration of surfaces which may include windows, doors, fascias and soffits, wet dash render, timber cladding, structural steel elements, cast iron guttering and downpipes, external stair handrails and balustrades, timber fencing & gates, metal railings & gates, cleaning of gutters and downpipes The contractor will also be asked to provide ancillary services which can be delivered by themselves or through a sub-contractor and will include:
  • Joinery repairs to timber surfaces prior to decoration
  • Window servicing – ironmongery checks / repairs and replacement seals and retrofitting window restrictors
