  1. The Contract primarily involves the replacement and installation new kitchen fittings including utility rooms, bathrooms, ground floor WC rooms, shower rooms combination boilers, radiators and pipework, isolators and extract fans throughout Greenock, Port Glasgow and Inverkip, Inverclyde. The Contract will be undertaken over three phases of work.Subject to successful completion of the three-year programme of surveys and works, the Contract may be extended by a maximum period of two further years through 1 + 1 twelve month extensions from the completion date by applying the modelcode rates with a negotiated inflationary increase not exceeding the Consumer Price Index uplift between the tender base date and 1st October 2023 (Year 4 programme rates), and 1st October 2024 (Year 5 programme rates).Where properties do not currently have existing extract fans installed, the Contractor will be required to install a new extract fan, coring where necessary through the external walls.The kitchen and boiler replacement works are anticipated to involve;• Year One (2021-2022 investment programme) – approximately 115nr kitchens, 67nr bathrooms with 5nr level access shower replacements, 117nr boiler replacements and 119 properties requiring radiators & pipework;• Year Two (2022-2023 investment programme) – approximately 35nr kitchens, 136nr bathrooms with 24nr level access shower replacements, 89nr boiler replacements and 87 properties requiring radiators & pipework;• Year Three (2023-2024 investment programme) – approximately 45nr kitchens, 129nr bathrooms with 16nr level access shower replacements, 62nr boiler replacements and 17 properties requiring radiators & pipework.
