Atrium Replacement and Remedial Works

Uttlesford district Council is seeking to commission remedial/refurbishment works to the glazed atrium at the London Road offices, specifically the atrium over the main entrance linking the Grade II Saffron Walden building with the adjacent office block.

The Council is looking to procure a principal contractor / glazing specialist to design, supply, install and warrant remedial works to the existing atrium glazing system while keeping the building operational.

Main tender requirement

The core tender is for the front elevation only, involving:

•Removal and disposal of 32 defective glazing units

•Supply and installation of 32 replacement glazing units

•Associated access, safety, cleaning, sealing, weatherproofing and reporting requirements

Additional “below the line” options

The document also asks contractors to price extra options separately:

1.Option 1 – Planned Preventative Maintenance

oAnnual maintenance visit to support/validate the warranty

oIncludes inspection, torque testing, sealant checks, maintenance clean and photographic report

1.Option 2 – Wider glazing replacement

oRemoval and replacement of 67 defective glazing units

oIncludes similar access, safety, sealing and reporting requirements

2.Option 3 – Fuller glazing replacement package

oRemoval and replacement of 131 defective glazing units

oIncludes heavier access/lifting requirements such as crane, MEWP and underhook suction lifter
