The contract comprises:

One garden machinery storage building (8m x 4.5m) designed for the storage and movement of landscaping equipment.
The successful contractor will be responsible for mandatory site attendance, final design confirmation, manufacture and supply (kit form), delivery to site and provision of all drawings, certifications and warranties.

Buildings shall be of timber frame construction using minimum C24 grade timber, with stud walls of at least 100mm. External timber shall be treated to UC3B standard & internal timber to UC2. External cladding shall be Western Red Cedar or a suitable low-maintenance composite, installed over a breathable weatherproof membrane. Roofing shall be EPDM or equivalent felt-free system with a minimum 10 year guarantee & integrated guttering discharging to a water butt.
The workshop building shall be fully insulated to walls, roof and floor (minimum 100mm rigid insulation or equivalent), include internal OSB linings, OSB flooring, double glazed windows with security bars, secure external doors with multi-point locking, ventilation and a compliant electrical installation including a consumer unit, sockets, led lighting and an external PIR light.
The machinery storage building is not required to be insulated but should include OSB wall and ceiling lining, heavy duty water resistant flooring suitable for machinery loads of up to 2 tonne, secure access doors including a minimum 3m wide double machinery door, and lighting and power appropriate to use.
A ground screw foundation system is preferred, subject to ground conditions. Where ground screws are not feasible, a concrete slab will be provided by the Parish Council. Tenderers must clearly state any assumptions made.
