The proposed office development is located on Barrow Island and forms part of the Barrow Island Growth Zone and more specifically the Waterfront Business Park detailed in the Barrow Port Action Plan. The Contract form is a Standard Building Contract With Quantities (SBC/Q) 2016 to construct the managed workspace.

The site is Plot 1 and is at the western end of the Business Park area and is approximately one mile south of the Town Centre. The surrounding area is made up of residential properties to the north, further development plots to the east, one of which has been developed by BAE Systems. To the south Harding Rise is immediately in front of the site and there are then open views out over Walney Channel.

The recent history of the whole of the area including Plot 1 is derelict brown field land, but the area has been subject to remediation works carried out by Cumbria County Council. These works included the provision of a new access road to the Barrow Island area together with other new service roads and other infrastructure including foul and surface water drainage, services installations and landscaping. All these works have been subject to various planning applications.

The site (along with two other plots) has been the subject of a separate planning application (2017/9005) and recently involved removal of the existing topsoil layer and capping the site with stone which includes changing the levels across the whole site.

The proposed development will provide accommodation for Use Class B1a and B1b. The current intention is that the accommodation will provide managed office space as there is an identified need in the Borough for such accommodation. The intention is for the development to act as a gateway building to the Waterfront Business Park and provide a catalyst for further development on the wider Business Park area.

The new office building will provide managed business space together with associated access road and parking at the Waterfront Business Park, Barrow-in-Furness, Cumbria. Planning Approval was granted for the new office development on 6th March 2018.

The project will provide managed workspace and grow on space consisting initially of 1494 sq.m (16,081 sq. ft.) of flexible office space, with the building broken into blocks linked by nodes which reduce the overall mass of the building. The two-storey building will have east and west elevations approx. 8.5 metres high, while the north and west elevations which face the car park will be 7
