GB-Colchester: Sheepen Road Office Development

Development of a three storey office building and associated plant compound , parking area, and landscaping at Sheepen Road car park on behalf of Colchester Borough Council with a building size of 1833m2.

Substructure: Piled foundations and ring beam

Superstructure: Steel framed building with concrete upper floors and roof structure on steel profile decking, single ply membrane roof covering on tapered insulation. Concrete stairs with carpet finish and glass balustrading, brick clad external walls, aluminium/timber composite fixed casement windows and aluminium external doors with low solar gain glazing. Concrete lift shaft, masonry or lightweight metal studwork partitions to core areas with hardwood veneered flush doors, including vision panels where required, in hardwood frames and with brushed stainless steel ironmongery. Suspended ceilings, raised floors with carpet finish and air source heat recovery heating system and comfort cooling system. Lighting, power and alarm systems throughout.. Building designed to achieve BREEAM very good.

The Council anticipates that the internal fit out of the offices for the future tenant will be discussed and evaluated with the successful contractor following appointment and which would involve changes to the tender specification and drawings.

The closing Date for submitting your completed Pre-Qualification Questionnaire is 12:00hrs (noon) on Tuesday 17th November 2015.

It is anticipated that the tender will be issued to the selected bidders on 4th December 2015, with a return date of 12:00 Hrs (noon) on Friday 22nd January 2016. Work will commence on site April 2016 with practical completion 31st March 2017. However should the main contract works include for the internal fit out then the practical completion date will be 30th April 2017.
