REROOFING FLAT AND PITCHED ROOF COVERINGS; REPLACEMENT FASCIA'S, SOFFITS, RAINWATER GOODS AND ASSOCIATED WORKS

***CONTRACT PARAMETERS***

The works involve Reroofing and associated roofline works as follows:

• oReroofing pitched roofs with new underlay and tiles/ slates
• oReroofing flat roofs (concrete and timber deck) with new felt sheeting
• oRenewal of all flashings and leadwork
• oFinlock Gutter removal and replacement with UPVC fascia, soffit and gutter/ rainwater goods
• oTimber roof member repairs
• oRemoving existing timber fascia, soffit and rainwater goods and replacing with new upvc fascia, soffit and rainwater goods.
• oAsbestos removal including soffits, undercloaks and profiled asbestos cement sheet roofing, rainwater goods
• oRenovating, taking down and rebuilding chimneys
• oReplacing and unblocking gullies and drainage runs/ installing soakaways if necessary

PLEASE NOTE:

The replacement of fascia, soffit and gutters will only be carried out where deemed necessary as part of the pitched and flat roofing works. It is not envisaged that fascia, soffit and gutter works will be undertaken on their own within this contract - this will be undertaken on a separate contract of works.

***DURATION***

*Phase 1*

The contract will be for the duration of three calendar years, commencing 01 April 2023 with completion on 31 March 2026.

Cottsway Housing does not accept any liability for the amount of work that will be ordered in specific categories and no change in the percentage adjustments will be made if the value of the work ordered in specific categories is at variance with that stated.

***OPTIONAL EXTENSION***

*Phase 2*

Cottsway shall have an option to extend the contract period by a further 2 years (subject to satisfactory annual performance). This will be by mutual agreement with the contractor. Should Cottsway choose to exercise this option, Phase 2 would commence on 01 April 2026 with completion on 31 March 2028.

***CONTRACT***

The form of contract will be the JCT - Measured Term Contract 2016.
