Following the production and resulting information of fire risk assessment
It is recommended to replace fire doors located in corridor spaces or within the main building, as well as fire doors leading to particularly vulnerable spaces. The doors show varying levels of safety features, with many doors having been retrofitted after installation to provide some safety measures. Doors should be replaced to a recognised industry standard to ensure the ability to demonstrate technical compliance.
Fire stopping to areas where services breach fire compartments in corridor areas is to be improved by using approved fire rated materials in accordance with BS EN 1366-3. Various services pass through fire compartments with unknown levels of fire protection. Where identified in the fire risk assessment, it is recommended to improve service penetrations where possible, or remove internal ventilation bricks where redundant.
The fire alarm system is to be upgraded from the current conventional manual system to comply with current DFE requirements, BS5839-1 and BS9999. It is recommended to replace the existing system to level 3.
The existing emergency lighting system was proved to be insufficient and requires full upgrade with the use of LED luminaries to all escape routes and halls as set out in the works package.
Existing security systems associated with CCTV and intruder alarms are to be upgraded as detailed within the fire risk assessment.
The contractor shall provide all necessary latrines and other facilities for the use of operatives as required by the Construction (Design & Management) Regulations 2015 (CDM 2015), maintain them in decent condition and clear them away on completion.
Minimum time allowance between the appointment of the Principal Contractor and the instruction to commence work on site is 10 weeks.
Planned date of commencement: 24/07/2023 Anticipated construction period: 8-10 weeks.
Completion date: End of September 2023.
The proposed works must commence and completed in the summer holidays 2023 phased to avoid disruption to the school's day-to-day operation.
