description
To procure Architects services to deliver the expansion of Woodberry Down Primary School from 2 forms of entry to 3 forms of entry. The works contract will be on the basis of a Traditional contract. The Architect will take the project forward from RIBA Stage 3 to completion and release of retention. Included in this appointment is a multi-disciplinary design team, headed by the Architect, to provide the requisite skills required for a successful delivery. The design team will consist of:
Contract Administrator (can be adopted role of another member of the multi-disciplinary design team)
Architect
Mechanical and Electrical Engineer
Structural Engineer
Acoustic Engineer
A Quantity Surveyor, CDM co-ordinator and BREEAM advisor will be procured and cliented separately by the EPT from the existing Education Property Team Framework, as they are not included in Lot 4 of the LCP framework.
The project will develop on the preferred option identified in the Options Appraisal which involves a new single storey extension and some remodelling of the existing school building.
LBH will be the ‘employer’ with the appointed consultancy acting as the ‘employer’s agent’. LBH’s designated Capital Project Manager will manage the consultants and be the interface between the consultants and school, ensuring the project objectives are met in terms of budget, timetable, and required outputs. Costs will be controlled through a directly appointed QS who will periodically report to the CPM throughout the key stages of the project. Variations will need to be justified and implemented with the approval of LBH’s CPM. The appointment of the works contractor will be led by LBH in collaboration with the architect and QS.
The project will contribute to the Mayor’s Priorities for improving Services, increasing opportunities for all and raising the life chances of the most disadvantaged. The new extension will meet DFE guidance in relation to sustainability, both of materials used and systems i.e. mechanical and electrical. The building will also need to comply with the BREEAM objectives and receive a ‘Very Good’ or ‘Excellent’ rating for all environmental issues i.e. sound and heat insulation.
