Recent revisions to the National Planning Policy Framework and National Planning Practice Guidance have placed an increased emphasis on viability assessments at the plan making stage, as well as site promoter engagement in this process.

A high level viability and deliverability assessment is required to determine whether the Council's vision for New Garden Communities is reasonable and feasible at each of the 4 sites. A more detailed assessment of site deliverability (and viability) is required to inform the Council's site selection process going forward through the Local Plan process.
