The Contract is anticipated to involve renovation, partial demolition and alteration works to approximately forty-eight properties at 6, 12, 18, 24, 30 Overtown Street and 41, 47, 53 Law Street, Glasgow. The Contract Works are envisaged to include;

-Replacement of the existing bathroom suite including replacement of existing sanitaryware (including supply and waste pipework), shower, wall finishes, floor finishes, extract ventilation, decoration and builderswork;
-Replacement of the existing electrical and lighting installation and wiring;
-Replacement of the existing kitchen fittings, floor coverings, wall finishes and extract fan installation;
-Installation of new interlinked smoke, heat and CO detectors;
-New Mains Isolator installation;
-Partial demolition and rebuilding of existing three storey bays to front elevations;
-Brickwork repairs and temporary propping of lintels to the common close;
-Masonry paint and power washing works to existing rendered elevations;
-Brick and plaster repairs to the common close;
-Replacement of existing flat entrance and internal doors;
-Replacement of existing common close doors with new metal doors;
-Replacement of existing windows with new upvc windows to flats and common close;
-Sealing existing holes to prevent vermin intrusion to the properties;
-New flooring, wall and ceiling linings and framing to bay windows;
-Breaking out and replacing existing concrete floor within former kitchen areas;
-Removal of asbestos containing materials (if identified on asbestos surveys);
-Gas central heating replacement works;
-Painting and decoration to the flats and common close;
-Repairs to common close plaster and existing composition flooring;
-Installation of a new ceiling mounted heater within common close areas.

Bidders are also invited to attend a site visit with the Client, Architect and Quantity Surveyor at 10am on Monday 28th November, meeting and commencing at 30 Overtown Street The site visit will include an opportunity to access void properties, common close areas and external backcourts.
