Former site is currently warehouses and offices and used for the manufacturing of garden machinery, including lawnmowers. Warehouses range from 8 to 10 metres in height. Combination of two storey and single storey buildings.
This work will include the safe removal of a small quantity of asbestos that could not be removed during the enabling ACM removal works due to its location at the base of the fixed frame of the roller shutter doors and mains incoming electrical supply switch. These minor phase 2 ACM removal works will need to be undertaken as part of the safe demolition and site clearance
Works will consist of demolition of all but one warehouse (located toward the southeast of the site) and creation of hard standing areas/parking. The new site would be used as a depot for parking waste and recycling collection vehicles, street cleansing and maintenance vehicles and where members of staff would operate from. The proposed depot would not be used to store or dispose of waste or operate as a waste transfer station. The current plan is to redevelop and retain one of the existing buildings and make improvements to the site. The external cladding will be largely retained; however, some areas will need to be removed to allow for the new roller shutters and windows. There will also be elevations that will require existing roller shutter openings to be blocked up.
The new office accommodation will be provided within the retained warehouse toward the eastern aspect of the floorplan; the remainder of this warehouse will be used for fleet vehicle maintenance and storage. The office will be single storey and be of a lightweight construction with metal stud infill walls between SHS columns. These will all be fixed into the existing ground floor slab. The roof construction will consist of primary steel beams with timber joists within webs of steel with plywood deck. Full fill rockwool insulation will be provided between the joists, and these will be underscored with plasterboard to minimise void and negate the need for void detection.
