The British Library Board is seeking a Development partner to support it in creating a development on a 2.8 acre site at the Northern end of its freehold estate at St Pancras, London, to extend and complement its current Grade I listed building. We envisage a mixed use development, providing new public spaces for the British Library and a headquarters for the new Alan Turing Institute, alongside extensive space for mixed use. We expect to take approximately 100,000 sq ft for our own uses.
Following a Prior Information Notice earlier this year, we are asking for interested parties to complete a Pre-qualification Questionnaire (PQQ) in order to select a shortlist of bidders to be invited to take part in a Competitive Dialogue procedure.
We expect to achieve a development of exceptional architectural distinction, to extend and complement our Grade I Listed building. The developer will need to satisfy the British Library that its lead architect has the capability to meet the highest standards of architectural quality, sophistication and attention to detail, resolve the multiple requirements into a coherent and elegant design solution and show both understanding of and sensitivity to, the social and built environment in which the development will sit.
The development will be funded by the Development partner and at their own risk. The British Library expects to receive from the Development Partner both a capital receipt and an ongoing annual shared rental income to be derived from the new elements of the estate (see the Requirements) in return for up to a 150 year lease.
