The Wolverhampton Homes Office Relocation project will provide a new office facility for the relocation of eight of the thirteen offices currently occupied by Wolverhampton Homes. The amalgamation of the offices will release sites for further development. The new facility is an opportunity to provide one purpose built office accommodation encompassing modern working practices in line with the City of Wolverhampton Council's future spaces programme. The requirements for the Wolverhampton Homes office facility is as follows: 1) Creation of an open plan layout which facilitates agile working, with the added flexibility of working from other satellite offices. 2)O ffice accommodation for (anticipated floor area 2,584m2): 3) 282 no. office-based employees adopting modern working practices, akin to future spaces programme. 4) 187 no. mobile trade employees at 1:5 desk/staff ratio. Ground Floor o Reception area o Boardroom o Training rooms o Breakout areas o Canteen/communal kitchen/rest are o WC facilities (as required) o Shower facilities o Lift o Accommodate repair team/business solutions team/trade staff Upper Floors o Open plan office layout o Open plan communal kitchen/coffee station o WC facilities o Small break out/pods o Lift WIFI to be hardwired throughout the building and run on the Council Network Cat B fit-out Medium quality which will be required to be aligned to budget constraints It is imperative that careful consideration is given to achieving the most appropriate design (both building and layout) to economically manage the building costs of the site whilst ensuring that the design succeeds in meeting the Client's and End User's brief and aspirations.
