Conversion of Block O Police HQ Poertishead to a Detained Property Store

Project Scope

Avon and Somerset Police Constabulary, wish to convert the existing vehicle garage to

Block O building into a DPR Store at their headquarters in Portishead.

This tender package is for pricing by main contractors to carry out the mechanical and

electrical works fabric works and associated M&E builders work. In addition, a separate

tender has been issued directly to racking installers to install new archive storage racking

and a mezzanine single story floor together with a new goods lift. The main contractor

shall include within their price the management and co-ordination for the installation of

these works within the overall contract programme.

The anticipated lead in period for the racking and mezzanine flooring installation is 5

weeks and 5 weeks construction duration. The lead in period for the mechanical plant is

estimated to be around 8 weeks. The installation of the lighting at high level is likely to be

the first operation on site due to access requirements with the mezzanine floor and racking being installed closely behind.

The racking and mezzanine floor layout drawing 150785 L(0)02 proposed ground floor

shows the racking layout.

Proposed Works

The proposed works include the following main elements:

Mechanical & Electrical:

• Strip out of existing / redundant data, cabling, lighting and mechanical services and associated equipment.
• Provision of new light fittings and cabling
• Provision of new emergency lighting.
• Alterations / upgrading the fire alarm installation.
• Upgrading the electrical power supply / distribution board works.
• Provision of small power / data / ancillaries.
• Provision of new heating plant & warm air heating system
• Alterations to intruder installation / CCTV provision.
• Provision of new secure access control system. (Avon Armour prox reader)

Fabric:

• Replacement of the roller shutter door with new glazed window walling
• Remove the concrete dished drainage channel and infill.
