It is the University's intention to invite contactors to price for planned preventative maintenance and reactive maintenance relating to campus wide gas boilers and gas appliances, generally as follows:

  • oMedium Temperature Hot Water Gas Fired Boilers
  • oCommercial Gas Fired Boilers
  • oDomestic Gas Fired Boilers
  • oGas Fired Hot Water Heaters
  • oGas Fired Radiant Heaters
  • oGas Fired Air Handling Units

Effective planned maintenance is required to ensure that the University remains compliant with statutory legislation and plant remains efficient and operational with minimal breakdowns and subsequent disruption to business continuity. Reactive maintenance is required so that when breakdowns do occur they can be attended to and rectified as effectively as possible. A 24 hour, 7 day, 365 day emergency call out facility with a minimum 2 hour response time is also required as part of this contract.

The intention is for contractors to provide a fixed price tender for the planned maintenance component and fixed rates for reactive work. The fixed rates for reactive maintenance shall include labour hourly rates, call out fees (if applicable) and percentage mark ups to be applied to materials, plant and equipment. The University does however reserve the right to use directly employed maintenance staff or appoint other contractors to carry out reactive work if considered appropriate.

The University wishes to appoint a contractor that is competent to carry out the planned and reactive maintenance functions, promotes a positive health and safety culture, is effective at planning and coordinating their work, communicates effectively and provides a quality and cost effective service.

The PQQs will be evaluated according to the criteria shown in Appendix A, and the 5 Applicants which achieve the highest scores will be invited to submit a tender for a fixed 2 year contract with the option to extend for up to a further 24 months.

This tender has not been separated into lots as a single provider is required.
