description

Central Bedfordshire Council (the Council) wishes to secure the delivery of a care home for older people on the site of the former Leighton Buzzard Police Station in Hockliffe Road, Leighton Buzzard. The Council owns the freehold of the site but following this procurement exercise and the build and registration of the care home intends to dispose of the freehold to a suitable organisation (the Buyer). Following this procurement exercise the Council will enter into a development agreement with the Buyer that will require the Buyer to construct or secure the construction of a residential care or nursing home for older people on that site within two years and the Buyer should refer to the Land Contract for timescale details. Additionally the Buyer will be expected to apply to join the Council's contractual arrangements for the provision of care home places (if it is not already part of these arrangements) and (whether or not party to such contractual arrangements) will be required to provide up to 30 spaces (see further below and the Land Contract) to allow for the closure of a 30-place care home currently owned and operated by the Council. The supply of these places shall be on the contractual terms and conditions supplied as part of the tender package. In addition, there is a requirement for the provision of a day space area which could accommodate a day care facility for non-residents and residents. Detailed and definitive information about the requirements can be found in the Land Contract and associated Development Agreement.
