Expressions of Interest for Ongoing Commercial Property Search, Assessment and Acquisition

Amber Valley Borough Council is seeking Expressions of Interest from suitably qualified and experienced commercial property consultancies to operate on a commission only basis to locate and advise on the acquisition of suitable commercial premises, to support the continued economic growth of Amber Valley, whilst providing market level yields of income to ensure a return on investment.

The appointed company must be able to demonstrate a successful track record in supporting local authorities in similar circumstances, and must have well established links to local and national property agents, investors and developers.

The appointed company will be required to locate suitable properties within the boundaries of Amber Valley prior to entry on the open market, using established contacts and provide a detailed analysis of the opportunity and a recommendation, to include areas such as:

Purchase Price

Current tenant circumstances Yield

Location and market conditions Length of remaining leases Building and infrastructure condition

Payment will be on a commission only basis as a fixed percentage of the purchase price.

The closing date for Expressions of Interest is 09:00h on 8 January 2021. It is anticipated that the contract will initially run for a period of 2 years, with the opportunity to extend for up to 2 further years.
