description
The Monks Orchard Road Flats comprise three like-for-like properties (North House, Middle House and South House) constructed in the 1930s of traditional masonry cavity wall construction. Each property provides 4 self-contained Flats over two floors, with a communal entrance, lobby and stairwell. Each Flat consists of 3 bedrooms, a shared WC, shared shower, a kitchen and a lounge.
The properties were built to provide nursing accommodation for the main Bethlem Hospital site, however at present only South House presently provides staff accommodation; it is proposed to refurbish both South House to provide improved accommodation.
Works include but are not limited to:
•Strip out of existing kitchen
•New fitted kitchen to the existing layout (including full decorations and new flooring) •Strip out existing WC/shower
•Installation of new sanitaryware and fittings to the WC/shower to the existing layout •New decorations and flooring to WC/shower
•New decorations and flooring to bedrooms
•New fire doors and ironmongery to the flat corridor door, kitchen and bedrooms •Provision of new boilers; a new combi boiler to be installed per flat •Strip out of existing hot water cylinders and boilers
•Installation of new radiators to replace existing
•Strip out of cold water storage tanks and extension of existing mains supply •Replace the steel step external fire escapes
•Decorative works to communal areas
•Overhaul of rainwater goods
Additional information: The contracting authority considers that this contract may be suitable for economic operators that are small or medium enterprises (SMEs). However, any selection of tenderers will be based solely on the criteria set out for the procurement.
