Homes England - Mountain Farm, Grappenhall, Refurbishment Works 2022

Homes England is currently seeking to appoint a competent Supplier for provision of refurbishment works to bring the Farmhouse at Mountain Farm, Stockton Lane, Grappenhall up to a lettable standard.

The property is a four-bedroom house understood to have been built in the 1870s and is of brick construction. There are two reception rooms downstairs and a kitchen with two rooms off the kitchen. The property is accessed through a large boot room, which will remain as such.

The works broadly comprise:

• Internal strip out;
• Removal of chimney pots and replacement with vents and installation of loft insulation;
• Glazing;
• Provide new and some remedial works to internal walls and ceilings;
• Provision of x1 new internal door and rehanging of all other existing doors;
• Finishes to walls, joinery, ceilings, and doors;
• Fitting of new floor coverings;
• New floor joists;
• Supply and fit new sanitaryware;
• Supply and fit new fixtures and fittings including kitchen, curtains, extraction fans etc.;
• Installation of a new oil-fired heating system; and
• External fencing and boundary works.

The Supplier will be required to design and construct the new oil-fired heating system
