The Authority is seeking via a competitive dialogue tender process a development partner to lead the residential development of the Maidenhead Golf Course. The Authority's objectives are:
- To promote the site for residential allocation in anticipation of the Local Plan Examination;
- Assemble any parts of the site outside of the control of the Authority;
- Secure a development partner that will invest in the project and generate a financial return for the Authority; - To deliver a comprehensive residential led redevelopment of circa 2 000 homes together with affordable housing;
- At the option of the Authority to introduce to the opportunity additional land in connection with the proposed redevelopment beyond the boundary of Maidenhead Golf Course itself.

Additional information: The SQ and any subsequent invitation to tender is confidential and it is a condition of a bidder's continued involvement in the procurement of the project that it undertakes to keep confidential the SQ and all other information (in all forms) concerning the business and affairs of the Authority.
The Authority will not enter into detailed discussion of its requirements at this stage, but clarification may be sought on the SQ if necessary.
The number of companies invited to participate in dialogue will be subject to the quality of submissions and standards of competence across the spectrum of applicants, whilst ensuring at all times an open, fair and transparent procedure that generates genuine competition between bidding organisations and maximises value for money for the Authority. Candidates should nevertheless be aware that, in issuing the SQ, the Authority is not making a commitment to award a contract as a result of the procurement process, and is under no express or implied obligation to invite tenders from any or all of the companies which respond to the SQ. The Authority reserves the right to award the contract without negotiation based on the initial bids received, should it deem that to offer value for money and meet the requirements sufficiently. Similarly, the Authority reserves the right to reduce the number of candidates by applying award criteria during successive stages of negotiation of the procurement and to terminate the procurement process at any given time.
