We have a requirement for a one off repair of a water leak in one of our laboratories. The work will be planned to take place some time in June when the lab has been vacated.

The work would consist of; supply and installation of an 80mm pipe run to replace a leaking stretch of 76mm marine brass condensate return pipe; Connection to existing services; thermal insulation of same pipe; installation of duplex valves to allow isolation; civil works to enable installation and make good; removal of redundant pipework leg.

Below is an extract from our engineers report:

"A number of potential solutions have been investigated and discussed. It has been agreed that it is not a practical option to attempt a local repair. We can see no other option, but to re route the pipework, and with the room ceiling space being so congested and access being a H&S issue, the only way appears to cut and take the condensate pipe straight up through the roof, and run it across the boiler house roof externally, and drop it back into, and reconnect back in the Boiler House, in to the existing service. This would mean cutting through the roof, in two places and making good afterwards, to prevent ingress of rainwater, matching existing roof coverings.

All pipework would need to be thermally insulated afterwards. External insulation would need to be weatherproof.

Ideally, at this time, I recommend that we take this opportunity to get the contractor to fit some isolation valves on the condensate return pipework in the Boiler House, so that each leg can be individually isolated. This would mean that in the future, should any issues occur with the condensate system, then a complete site wide steam shutdown would be avoided, which would improve business continuity as a minimum.

A further requirement would be to remove all redundant existing brass marine pipework (hangers/bracketing etc) from office ceiling space, plant room void areas and boiler house, making good penetrations through walls, with fire stopping materials. "
