GB-Braintree: Options Appraisal Consultancy Services

Braintree District Council (BDC) owns various property interests off Chapel Hill in Braintree and has aspirations to relocate both the Braintree Town Football Club (BTFC) and Braintree Tennis Club (BTC) to modern, fit for purpose facilities situated in more appropriate locations within Braintree. The Council is seeking to fund the relocation of these facilities from the disposal and redevelopment of the existing land holdings which comprise approximately 15 acres (6 ha).The relocation of the BTFC will allow the Club to grow and expand and enable the facility to be more accessible to the community. The relocation of the BTC will bring much needed investment into the Club’s facilities and help to secure and sustain the Club’s future. The release of these land holdings will provide a major housing growth opportunity enabling New Homes Bonus and Council Tax returns to be maximised.The Council has a number of options to consider ranging from the disposal of existing vacant land, relocation and redevelopment of part through to a full relocation and redevelopment scheme.The Council now needs to appoint a specialist consultant to prepare a full business case detailing the various options available to the Council and the viability of each option demonstrating land values, all associated costs, cash flows and risks. This options appraisal and business case will enable the Council to make an informed decision in terms of how to best take this project forward.
