Homes England is looking to build a robust and detailed evidence base on the post occupancy performance of MMC homes. In-line with Homes England and MHCLG's MMC focus, for the purposes of this research, MMC homes will be those built using Category 1 and Category 2 methods.

In early 2025, an initial scoping study was procured, and it identified three main areas with gaps in evidence in understanding the performance of MMC homes:

  1. Resident Satisfaction and Customer Perception
  1. Overheating and Energy Performance
  1. Maintenance, Repairability and Adaptability

This commission will comprise a suite of qualitative research activities, including a large-scale household survey and in-depth stakeholder interviews to answer the above research questions.
