LEASE AND MANAGEMENT OF
SPORTS PAVILION AND ASSOCIATED SYNTHETIC AND GRASS SPORTS FACILITIES
PROSPECT PARK, LIEBRENOOD ROAD, READING, RG30 2ND
Reading Borough Council is seeking potential leisure operators who believe they are capable of taking a 25yr lease of part of Prospect Park Pavilion, associated synthetic Sports Facilities and public Car Park, together with the joint management of the grass football pitches within the park under a separate Licence arrangement.
We are looking for Leisure operators who have the experience and capability to enhance the existing facilities, provide additional sport facilities and further establish and improve the property as a leisure destination, which for example could include reconfiguring the existing basketball & tennis facilities, introducing supplementary sport facilities such as cricket, hockey, rugby and/or a sports bar.
As part of the 25yr lease we are looking for leisure operators to pay a guaranteed annual lease fee and directly fund improvement works to the property, which include; renovation of the synthetic sports facilities, associated landscaping and an upgrade of the public car park, to include surfacing and marked bays.
The existing sports facilities include:
- 1 x Sports Pavilion (configured as area A of appendix B)
- 5 x 3G floodlit 5-a-side football courts
- 2 x tarmacked basketball courts
- 2 x floodlit sand based astro-turf carpet 5-a-side courts, which serve dual use as 3 x tennis courts
- 10 x 11-a-side grass football pitches
Interested parties should note that the Council are looking to secure a complimentary leisure use in an area of the park adjacent to the pavilion, along with the remaining area of the pavilion. This would be for the operation of an adventure golf course with associated ancillary activity such as soft play area and café which it is hoped presents additional opportunities in terms of cross promotion of services and establishing the site as a leisure destination.
Leisure operators who believe they are capable of fulfilling these requirements should notify Reading Borough Council of their interest in writing. To register your interest, provide a brief summary of your organisational experience and capability in leasing and enhancing the facility as a leisure destination together with the added value you would provide to the delivery of shared strategic objectives such as the health agenda. You should visit the Council's e-tendering site, click 'view details' then 'express interest' in order to access detailed site information layouts and the facility to submit a response.
Your response will be in the form of no more than four sides of A4 (additional attachments will not be read) and sent no later than 5pm on Thursday 28th April 2016.
The Council intends to use the information supplied to assess whether suitable Leisure operators exist to meet the Council’s requirements to lease and mana...
