Combined geo-technical and geo-environmental intrusive survey

The consultant should build on the work carried out in the desktop ground investigation study as attached at Appendix C, and should carry out a combined geo-technical and geo-environmental intrusive survey, including boreholes and trial pits, to confirm the ground conditions and identify the location/presence or absence of potentially contaminated land. The investigation should be targeted on areas identified to have a previous contaminative use as well as including a site-wide scope to identify any variations in geology or areas of unknown land use.

A plan of instrusive locations should be provided, which should avoid the reptile translocation area as identified in the plan attached at Appendix B.

Confirmation of ground water and ground gas conditions by installation of monitoring wells should be carried out, and the report should identify gas protection measures required for future development and any requirements to import topsoil/subsoil.

The full extent of the work and its findings should be presented in a comprehensive report.

Remediation costs and likely abnormals

The findings of the ground investigation works should be used to derive potential remediation costs, inform foundation design for commercial and residential development and therefore the extent of likely abnormal costs.

The estimated costs should be presented separately from the main report in a side letter.
