The Council wishes to engage an agent to undertake outstanding Landlord and Tenant work within its property investment portfolio. There are currently approximately 11 lease renewals and 11 rent reviews either outstanding or due before 31st December 2020. In addition there are approximately 12 Tenancies at Will which the Council wishes to convert to leases.

The properties are located throughout the county with the majority being industrial units located on the Rotherwas Industrial Estate

The Council's management principles for its non-residential investment portfolio are contained within the Herefordshire Council Corporate Property Strategy 2016 - 2020, specifically;

• i)To maximise occupancy levels.
• ii)To maximise rental levels consistent with a balanced tenant mix and prevailing market values.
• iii)To continuously review the contribution that the premises make to social, community or strategic objectives and set tenant management policies (other than rent) to maximise these.
