9397 - Housing Maintenance & Improvement Works Programme - Mile Cross etc. – Omnia & 100 Types:Berners Street, Boundary Road, Lefroy Road, Bowers Avenue and Hillmead, Norwich

Norwich City Council requires a single supplier to provide structural and civil engineering maintenance and repair works to tenanted low rise properties which are being managed by NPS Norwich Ltd - Property Services Team.

Maintenance and repair works are required to a range of structural defects which relate to (but may not be limited to): -

Omnia Blocks:

Type 100 Blocks:

The scope of works comprises of 6 three story residential blocks of flats with common external stairways and landings and 8 four storey residential blocks of flats with common internal stairways and landings within similar residential estates.

Scope of works for the Omnia Blocks comprises of:

• Concrete repairs to existing precast concrete Omnia landings and reinforced concrete roof slab.

• Installation of new foundations and associated specialist ground improvement works (where applicable)

• Removal of existing defective precast concrete stair flights

• Installation of new galvanised steel staircases and handrails.

• Installation of new galvanised structural steel framing to support landings (Berners Street)

• Application of liquid applied waterproof roof membrane coatings to flat roofs.

• Application of liquid applied waterproof deck membrane coatings to landing slabs.

• Undertaking of drainage repairs.

• Provision of temporary staircases to enable the works.

The scope of works for the Type 100 Blocks comprises of:

• Repairs to all exposed reinforced concrete balcony surfaces, repairs and over coating of balcony decks with a waterproof membrane, forming movement joints around balcony wall panels at brick fact, renewing expansion joint in front elevation brickwork and brick repairs to all elevations.
