Stevenage Borough Council is seeking a development partner with the relevant experience, vision, capability and resources to regenerate a significant site in the Town Centre. The site is comprised of a number of plots, extending to 14.2 acres (5.75 hectares) overall. The Council owns the freehold of a significant proportion of the site with the balance owned by other public sector bodies and third party landholders. As the main landowner, the Council will be the contracting authority, and is looking to put appropriate provisions in place to secure the land from the other public sector bodies and to accommodate their accommodation requirements in the new development within a public sector hub.
The regeneration of Stevenage Town Centre presents a unique opportunity to shape a growing town, through the delivery of large scale mixed-use development, right in the heart of the town. Stevenage Borough Council will be the contracting authority and have engaged with Hertfordshire County Council and the health bodies both to coordinate availability of land and to accommodate their facility requirements on the site. The Council is looking for an ambitious development partner who can transform Stevenage's potential and deliver much needed residential, retail and public service accommodation, which is crucial as the town continues to grow into the future.
The Council is seeking to regenerate a significant site in the Town Centre through the development of: Residential - Town centre living comprising high quality residential with associated public realm improvements.
Retail / A3 Leisure - Modern retail and A3 leisure provision including food and beverage outlets with the potential for office space where demand exists Public Sector Hub - A new Public Sector Hub incorporating accommodation for the Council (front line services, back of house offices and civic/ceremonial facilities), a modern library facility, and health.
The approximate gross development value of SG1 could be in the order of 300 000 000 GBP. Additional sites within the town centre may be delivered under the agreement at the option of the Council. For further information, refer to the Descriptive Document.
