Pioneer Academy, Stewart Fleming Primary School - Phase 1 Extension Works

Construction of a single storey extension with a roof level Multi-Use Games Area (MUGA) and localised hard and soft landscaping at The Pioneer Academy: Stewart Fleming Primary School, Witham Road, Anerley, London, SE20 7YB.

The proposed works are shown on the existing and proposed drawings issued with the PQQ. The approved planning application for the overall project contains further information, reference DC/15/02597/FULL1.

The works form Phase 1 of a two phase project. Phase 1 is highlighted on the proposed drawings; Phase 2 comprises the other proposed extensions and works shown on the proposed drawings, this will be tendered separately.

Phase 1 comprises the construction of a new single storey extension with a roof level MUGA and localised landscaping, including all associated mechanical and electrical works, including some works within the existing school building. The area occupied by three classrooms in the proposed extension will be temporarily fitted out as a hall and servery, with conversion into permanent classrooms at a later date.

The contractor’s works will include completion of the detailed design beyond RIBA Stage 4 and construction under the JCT Design & Build 2011 form of contract. This will include discharge of planning permission conditions.

Works will be undertaken within the occupied primary school site. Access and egress for construction poses a challenge and will need to be carefully developed by the successful contractor in liaison with the employer and the school.
