Description of the Works:

The works comprise:

An extension to the west of the existing building;

Remodelling of the existing car park between the existing building and the adjacent access road;

Internal alterations to the entrance, reception, offices& toilets

Order of the Works:

The extension is to be prioritised and must be completed by 1 September 2017. Works to the car park may follow on and be completed by 15 September 2017.

Access restrictions:

Access for all workers is to be restricted to the area of work. Work to the internal alterations is to be restricted to dates to be agreed with the Employer. Under no circumstances are areas outside the agreed working areas to be accessed by the Contractor or his employees.

Access for the Employer:

The existing pedestrian access is to be maintained throughout the duration of the Works for the Employer's sole use. This access is not to be used by the Contractor (except for the purposes of constructing the access between the car park and the pedestrian access).

Works by the Employer:

The following works will be carried out by the Employer during the execution of the Works. The Contractor must permit access to the Works for the execution of the those works and to allow in his programme for the execution thereof:

IT & telephones installations;

Carpet laying.

Additional information: Prospective tenders are advised to visit the site to determine the nature and extent of the Works, particularly with regard to the electrical and mechanical installations including the fire and intruder alarm and the extent to which the boiler room may need to be re-arranged arising from the required repositioning of the boiler flue, gas meter and fresh air vents. Visits must be arranged in advance by telephone.
