Service and Maintenance of Gas Fired Burners and Boilers

1. Description of the Service

The scope and purpose of this contract is to provide a preventative maintenance service contract to ensure all of the Gas Fired Burners and Boiler Plant is maintained in good, safe working order and to provide an emergency breakdown/call-out service.

All service and maintenance tasks are to be carried out accordance with:

• Manufacturer’s recommendations.
• The Gas Safety (Installation and Use) Regulations 1998 including any amendments.
• Current British Standards/Codes of Practice prevailing at the time.
• The Specification.

The Service Contractor is to allow within the tender for the cleaning and adjustment of all component parts forming the Gas Fired Plant, inclusive of Gas Burner, Dampers etc. also for the cleaning of Combustion Chambers and boiler flue ways in the associated boilers. Costs are to include all labour, parts (materials and consumables), tools, PPE and access equipment required to carry out the work covered by the specification.

The contractor is to allow for the provision of a LANDLORDS SAFETY CERTIFICATE for ALL residential properties and carry out all appropriate tests for this purpose. It will be considered that the contractor’s service charge in the agreed price list allows for this in domestic dwellings, however in other types of residential premises (i.e Residential care homes) a separate price will be accepted.

Tightness Tests – On completion of all servicing a full gas tightness test of the gas installation is to be carried out.

Commercial Kitchens – This contract does not include for the service of commercial catering equipment and associated ventilation equipment within these areas.

This contract does not directly include for any repairs and it is not to be assumed that any repairs will be automatically carried out by the servicing contractor.
