| 1. | The refurbishment of the Office Suite will be to a similar specification to that previously undertaken for the North Suite, with new LED lighting, new Bolon floor covering etc. When preparing the refurbishment, it emerged that the two Gd/LG Suites are on the same Comfort Cooling system with a single control for both Suites. It is recommended that the systems are enabled to run independently. This necessitates in installation of a new chiller on the roof, and new Cassettes in the Gd/LG (South) Suite. Advantages are improved facilities for the Tenants, better energy efficiency and more modern appearance. |

| 3. | In the major UK cities it is increasingly the norm for Office buildings to have "End of Trip" Facilities - Bike Racks, Showers, WCs and Lockers - for the use of Staff working within the building. There is insufficient space at 22 Stukeley Street to provide Bike Storage facilities, but we recommend that the building is improved by the creation of the other facilities in the rear part of the LG (South), which is the least good space in the building. The works include entirely new WC facilities for the Office Suite. Provision of "End of Trip" facilities will improve the let ability of the office accommodation within the building in the future. |
