The study will provide a planning and delivery model feasibility study for the development and demonstrate the business case to help attract future investment. Specifically, the study will contain: • an options appraisal, which outlines the optimal layout for the proposed development • detailed development plans for the optimal option (including technical drawings), specifications and design guidelines that can be included in a future planning application • a detailed economic appraisal for the optimal option, outlining all costs and expected returns over the whole life of the development, (on which to base any future investment decisions) • a delivery model that outlines what is required to run the site for the whole life of the development
